How old do I need to be to live at Kootenai Creek Village?

KCV is an age restricted community. 80 percent of households must have at least one resident age 55 or older. The remaining 20 percent are allowed to have residents of any age, over 21 years of age.

Is there a Homeowners Association?

Yes. The Kootenai Creek Village Homeowners Association (KCVHOA) is operated by the homeowners. Its Board of Directors consists of elected KCV homeowners. Monthly meetings are held, and all homeowners are invited to attend. There are also events for the homeowners’ enjoyment, like a yearly barbecue.

How much is the Association fee?

Average HOA fees are $155 per month. Dues are calculated individually for each home, based on square footage/home value.

What does the HOA fee cover?

Lawn Maintenance, Snow Removal, Use of Community Clubhouse and Common Areas, Homeowner’s Insurance (excluding contents), Water & Sewer, Trash Removal, and Reserve Fund.
 
What kinds of restrictions are there?

Copies of the Bylaws and CC&Rs are available for your review.

What utilities am I responsible for?

Gas and electric. Homeowners also provide their own Cable/Satellite TV and Internet service.  Water and sewer are covered by your HOA dues.

Do I own my lot?

Yes. Each lot is owned by the individual homeowner. The homeowner is responsible for their property taxes, which range from $900 to $1,900 for a $200,000 to $300,000 home. (Values are estimates and subject to change.)
 
Is there a warranty on my new home?
 
Yes. Each new home we build has a one-year builder's warranty on the structure.
 
Will I have a well or city water?
 
Kootenai Creek Village has its own state-of-the-art water system and sewer system that are maintained on site, providing you with quality assurance and peace of mind.
 
Can I have a fenced-in yard?

Fences are permitted if they are under four feet high, and meet the
design standards of the Architectural Committee. Lawn/yard maintenance
within the fence perimeter become the responsibility of the homeowner.
 
Can I have pets?
 
Normal household pets are permitted provided they are kept on leashes when they are outside, and they are cleaned up after. See the CC&Rs (page 30) for more details.
 
Can the grandkids visit?
 
Yes! Visitors are permitted.
 
How long does it take to build a home?
 
Construction can be completed in 120 days.
 
What's in the clubhouse?
 
The clubhouse has a kitchen, large gathering room with game tables and a seating area, as well as some exercise equipment. All homeowners have access to the clubhouse and may reserve it for special events. 
 
Are there any Condos for sale?
 
Currently, there are condos available for resale. Availability is subject to change.
